Staff quarters for watchmen, drivers, and domestic workers
Home gyms and game rooms
Integrated security systems and smart home systems
Electronic and smart doors for the residence and garage
Swimming pools
Decorative fountains and indoor water features
Landscaping works
Complete reconstruction projects, including demolition and rebuilding costs
To qualify, these features must form an integral part of the residence, be constructed on the same plot of land, and directly serve the primary residential property.
Potential Financial Benefits
According to the FTA, the initiative is expected to generate approximately AED 200 million in VAT savings for UAE Nationals, with average savings estimated at around AED 25,000 per claim. The authority also expects approved VAT refund claims to exceed AED 1 billion during 2026.

The VAT refund scheme is available to UAE Nationals constructing a new residence for their own use and that of their family. Claims must be supported by the required documentation and submitted within the prescribed timelines established by the FTA.
